Common Water Heater Problems in Los Angeles

No Hot Water

  • Possible Causes: Faulty thermostat, broken heating element, or gas valve issue.
  • Fact: 90% of “no hot water” calls are resolved by replacing a thermostat or heating element, quick fixes that restore comfort.
  • Action: Don’t wait. Quick repairs save you money and prevent further damage.

Strange Noises

  • Possible Causes: Sediment buildup is common in LA due to hard water, causing popping or rumbling sounds.
  • Fact: The average Los Angeles home is affected by ‘hard’ water, which causes mineral buildup that reduces efficiency and shortens the lifespan of water heaters.
  • Action: Schedule a flush or maintenance to prevent costly breakdowns.

Leaks

  • Possible Causes: Rusty pipes, worn-out valves, or tank damage.
  • Fact: Water leaks can waste up to 90 gallons per day and cause thousands in property damage if ignored.
  • Action: Call for immediate repair to avoid mold, structural problems, and high water bills.

Rusty or Discolored Water

  • Possible Causes: Failing anode rod or internal tank corrosion.
  • Fact: Replacing a worn anode rod can double the lifespan of your water heater, saving you from early replacement costs.
  • Action: Annual inspections can catch these issues early.

Inconsistent Water Temperature

  • Possible Causes: Faulty thermostat, sediment buildup, or failing heating element.
  • Fact: Regular maintenance improves efficiency by up to 20% and ensures reliable hot water throughout the year.
  • Action: Book a tune-up for consistent performance.

Repair vs. Replacement: What’s Best for You?

  • Minor Repairs: $100–$500. Best for newer units with simple issues.
  • Major Repairs: $500–$1,500. Consider upgrading your heater if it’s over a decade old or frequently needs repairs.
  • Replacement: $600–$2,800 for standard tanks; $2,000–$4,600 for tankless systems. New units offer improved efficiency, lower bills, and potential rebates.

Why Prompt Repairs Matter in LA County?

  • Mineral-Rich Water: LA’s mineral-rich water accelerates sediment buildup, leading to efficiency loss and early failure if not addressed.
  • Climate Impact: Local temperature fluctuations can stress water heaters, making regular inspection and insulation essential.
  • Building Codes: We ensure all installations and repairs comply with LA County’s strict safety and efficiency standards.

I hired you guys to fix my issues because my old HVAC maintenance people left me without heat for 2 weeks! They had 3 different reps come out and could not fix things! I got your company name from a friend who swore by you! I was VERY CLEAR when I contacted you guys last week that I had this issue, that I need someone ASAP and that I was leaving town for the holidays (this past Monday) and needed everything sorted before I left. I was told it was not an issue. You were supposed to be my heroes! The first guy who came was very nice and he seemed to know a lot and told me what was wrong. He got parts ordered and I was then told someone would be at my house Monday (again I would be gone) so I called and said not I need someone that Friday night or Saturday morning. They arranged Saturday 12-2 for me and I thought... WOW these guys are amazing..... Low an behold Saturday comes and your tech was horrible! It was NOT the same guy who came the first time. This guy seemed like he could care less. He did his job and was dismissive and even took personal calls while on the job and spoke Spanish to these people on phone. At first I thought it was the head office BUT my husband is Mexican and listed to the whole discussion. Something about money being owed ETC .. again personal call. I asked twice if I could ask him a couple questions and he dismissed me the first time. Then saw that I was agitated and told the person on the line he had a client and had to hang up. As he was about to hang up the person on the other end of the line asked him something else. When he FINALLY hung up I was able to ask him if he knew anything about the NEXT thermostats and he said no and that'd have to play around with it. I told him I knew a little and even said I had a NEW nEST thermostat sent to me as it was under Warrenty. He told me to plug in the new face and it would work. It did not. I told him I resent the circuit breaker and he had no clue. I then asked if he would help me figure out what was wrong with the test as we waited for it to charge (he thought that was the issue) but he said he was hungry and needed to eat lunch. I told him he was free to leave as long as he came back. He said he would bit then complained about how everything in my area was junk food and he wanted real food. He left, took his ladder and said he'd be back... 2 hours later he never came back and texted me that was agent to get a call from someone on Monday (WOW agin I will not be home Monday) so that Saturday O called your offices 4 times. The first 2 times I got (Kenneth) I think who said a supervisor would call me. I did not get a call. Second time he said call me back in 30 minutes. Then we PROMISED me someone would call me form the office the call NEVER came. So I was lied to, the company did not listen to me and note the account that I was leaving town and this was urgent and you left me with NO HEAT during these cold time. Heroes? NOT!!!! This is total BS and I am extremely pissed off! I just got off phone with Gene the GM and Saturday JAN 3 I have someone coming to my house to fix things, lets hope you do!

Upon inspection of the 2004 Rheem Furnace, I found the blower wheel heavily soiled, the blower motor leaking oil, and the capacitor weak. These issues cause inconsistent airflow and difficulty maintaining the set temperature. I recommended cleaning the blower wheel, replacing the blower motor and capacitor, and upgrading the thermostat for better control. Despite the furnace's age, repairs can improve performance, though replacement may be necessary in the future.

Upon arrival, I found the indoor fan was running, but the system wasn't heating or cooling. The outdoor unit's breaker was off, not tripped, so I reset it, restoring normal operation. I replaced the 20×20×1 air filter during the visit. Further inspection revealed a loud buzzing from the contactor, suggesting a weak coil. The defrost control board showed visible overheating and burn marks, indicating electrical stress. The system is currently operational, but the weakened contactor and overheated defrost board could cause future issues. I recommend replacing both the contactor and the defrost control board.

Upon inspection, the 1990 Trane gas furnace exhibited severe issues due to water intrusion from a burst water heater. The electrical components and control board showed clear signs of water damage. The blower fan operated continuously, while the inducer motor failed to energize during a heat call. Motor bearings sounded rough and noisy, indicating further damage. Given the furnace's age and the extent of water damage, full system replacement is recommended for reliability. If a short-term repair is preferred, the inducer motor, blower motor, and control board would need replacement. However, this repair is not guaranteed due to the system's age and potential unseen internal corrosion.

I conducted a thorough maintenance and safety inspection on both the upstairs and downstairs furnace systems. The upstairs system operated normally with proper cycling and heating. The downstairs system also functioned correctly but had a weak blower capacitor. Both blower wheels required cleaning. All filters were recently changed and in good condition. Recommendations include a full cleaning for the upstairs furnace and replacing the blower capacitor for the downstairs furnace. Additionally, rerouting the condensate drain line is advised to prevent moisture issues.
