I conducted a thorough pre-engineering evaluation for the replacement of the existing rooftop HVAC system. The evaluation included a detailed inspection of the current equipment, roof access points, ductwork integrity, thermostat wiring, and the sizing of return and supply grilles. The existing system, an older R-22 packaged unit, has reached the end of its service life. Based on the findings, the replacement process is expected to be straightforward, involving the installation of a new rooftop package unit. A crane will be necessary for the removal and installation of the equipment due to the building height and roof access. Additionally, the existing roof curb may require modifications or a new adapter to accommodate the dimensions of the new equipment. The current thermostat wiring, a basic four-conductor cable, should be replaced with new thermostat wire to ensure compatibility and future serviceability.
Upon arrival, I assessed the air quality system and identified that the filter required replacement. I carefully removed the old filter, ensuring no debris was left behind. I then installed a new, high-efficiency filter, making sure it was securely in place. I tested the system to confirm optimal performance and provided the customer with maintenance tips to prolong the filter's lifespan. The job was completed efficiently, ensuring the air quality system operates effectively.




I inspected a 1999 Rheem HVAC system, revealing neglected maintenance. The indoor blower wheel was clogged with dirt, and the motor showed rust. The evaporator coil was heavily soiled, reducing efficiency. The rooftop condenser had dirty coils, and the duct system had separated asbestos joints, causing air leaks. Due to asbestos, sealing the ducts was unsafe. I recommended replacing the entire system and ductwork to restore performance and indoor air quality.




Upon inspection, the system was found to be completely non-functional. The control system was missing, and there were multiple instances of crossed and exposed wiring, which posed significant safety hazards. The main breaker was severely damaged, rendering it inoperable. The installation of the equipment was notably substandard, with improper wiring and insecure connections throughout the system. I assessed the situation and determined that the system required a complete overhaul. I replaced the faulty main breaker and corrected all instances of crossed and exposed wiring. Additionally, I installed a new control system and ensured that all equipment was securely and properly connected. The system is now fully functional and safe for use.




We conducted a thorough diagnostic evaluation of the air conditioning system after the homeowner reported it was not cooling despite recent repairs. We verified the system was discharged of refrigerant, with resting pressures indicating minimal R-410A. A visual inspection of the indoor and outdoor equipment and piping was performed, but the leak source was not identified. We recommended a nitrogen pressure leak test to locate the leak accurately. We also discussed replacing the outdoor condenser, given the recent indoor coil replacement. No repairs were made during this visit.
Ziv was very informative and helpful and explained that my unit, which I know is older, is quite inefficient and he gave me a quote for a new system (plus any permit fees that may be needed) and I accepted the offer and gave him a down payment. The price Ziv quoted was something I could manage. A previous HVAC contractor had told me a couple of years ago that a new system would be more than twice what Ziv quoted and that scared me to death!
