Upon receiving the customer's concern about insufficient cooling, I conducted a thorough diagnostic on the outdoor condensing unit. I verified the condenser fan motor and compressor operation, measured refrigerant pressures, temperature split, electrical components, and running amperage. The compressor and condenser fan were found to be operating normally, and the run capacitor tested within manufacturer specifications. The existing hard start kit was also functioning properly. However, the system was significantly low on refrigerant, resulting in minimal cooling capacity and a low temperature split. This indicates a likely micro refrigerant leak. I added up to 6 lbs of R-410A refrigerant to restore cooling performance, but no guarantee can be provided on how long the refrigerant charge will last due to the suspected leak.




Upon inspection, the HVAC system in question is an older R22 model, installed in 2008. It presented several issues, including inefficient cooling, unusual noises, and signs of wear and tear. I conducted a thorough assessment and identified the specific problems, which included a refrigerant leak, a malfunctioning compressor, and aged components. I discussed the findings with the homeowner, explaining the potential repair costs and the benefits of a replacement. Given the age and condition of the system, I recommended considering a replacement for long-term efficiency and reliability. The homeowner requested time to research his options and will contact me once he decides whether to repair or replace the system.




On the installation date, our team removed and hauled away the existing equipment from Unit 138. We then installed a Carrier Comfort 1.5 Ton up to 18 SEER2 Inverter Heat Pump Condenser R454B, along with a 1.5 Ton First Company Ceiling Fan Coil - R454. We also installed an electrical service disconnect box, electrical whip, and SS2 safety shut-off switch. The line set was flushed, and connections were made to the existing low voltage line, supply plenum, and air ducts. Payment was made via cash/check, with a 10% deposit, 70% upon crew arrival, and 20% upon equipment start-up. Note that permit and HERS test costs are not included. The final scope of work was determined after our HVAC technician provided in-home engineering.
