A properly sized heat pump provides both heating and cooling in a single system and, subject to program availability, may qualify for LADWP rebates of $1,000 to $1,250 per ton on qualifying central ducted systems, or $1,500 to $2,500 per ton on qualifying ductless mini-split systems that serve the entire home.

During the service, I identified a water leak beneath the blower, which was causing water to appear through the return grille. The condensate coil was not draining properly, and the primary drain lacked a proper P-trap. The SS2 float switch failed to stop operation during testing, indicating it was not providing the expected condensate safety shutoff. Additionally, mastic tape had detached from the backside seam between the coil and furnace cabinet, making resealing inaccessible during this visit. Supply air measured 73.5°F, but a return-air reading could not be obtained, so the temperature split was not confirmed. I recommend installing a proper P-trap, replacing the SS2, verifying condensate drainage, and diagnosing the associated outdoor unit to evaluate cooling operation.
Upon arrival, the system was operational with the inside unit running, but the SS2 had tripped. Further inspection revealed that water on the float switch was preventing the condenser from turning on. This issue was causing the system to malfunction. To resolve this, I carefully examined the float switch and identified the blockage. I then proceeded to unclog the system, ensuring that the float switch could function correctly. After clearing the obstruction, the system was tested to confirm proper operation. I recommend regular maintenance to prevent future clogs. Payment is due as a 50% deposit upfront and the remaining 50% upon completion.

During a routine maintenance check, I identified mold buildup in the condensation line of the HVAC system. This buildup can lead to efficiency issues and potential health hazards. I recommended the installation of a "Scorpion" antimicrobial treatment to prevent future mold growth and ensure the system operates efficiently and safely. The treatment was applied, and the system was thoroughly inspected to confirm its effectiveness.
