During the maintenance inspection, I discovered that the blower motor was significantly dirty, which could affect its efficiency. The air filter was also heavily soiled, leading to a dirty return air duct. To address these issues, I cleaned the blower motor thoroughly and replaced the dirty filter with a new one. Additionally, I recommended a comprehensive duct cleaning and condenser cleaning to ensure optimal system performance and indoor air quality.

I addressed a recurring power loss at the thermostat due to the auxiliary pan SS2 tripping from water accumulation. Despite extending the primary condensate breather and securing the secondary drain, water entered the auxiliary pan again within 24 hours. I recommended rebuilding the primary P-trap, clearing the drain line with nitrogen, and installing an SS2 at the secondary drain. I advised the homeowner to keep upstairs doors open during cooling and avoid low thermostat settings. Further inspection will be needed if issues persist.

I completed a 3-ton heat pump conversion, utilizing a LADWP rebate, valued at approximately $3,000. The project involved removing and disposing of existing equipment. I installed a Carrier Comfort 3-ton up to 15.2-18 SEER2 inverter heat pump condenser with R454B refrigerant, along with a 3-ton 36K BTU air handler unit. Electrical and gas connections were made, and a condensate line was blown out. The installation included a safety shut-off switch, thermostat, and necessary electrical and gas lines. The job was completed with a 10% deposit, 70% upon crew arrival, and 20% upon equipment start-up.
